Jonathan Benitah
Principal/Director of Investments

Jonathan Benitah obtained his real estate license in 1999 prior to majoring in Computer Information Systems at The Metropolitan State College of Denver.

After creating and selling multiple successful businesses, he originally came to Creative Realty Partners in 2006 as an investment analyst, transaction coordinator, and business consultant and has since overseen the acquisition, operation, and disposition of over 10,000 value-add multifamily units and is the founder of CRP’s real estate syndication division.

He oversees all aspects of the business and has extensive knowledge of financial modeling, coordinating, lending, marketing, negotiations, and operations.

George Ullrich
Principal/Asset Manager

George Ullrich is an experienced real estate operator with over two decades experience managing commercial real estate. With a passion for affordable housing, George has overseen the renovation of thousands of apartment units and also served as Planning Commissioner and Deputy Treasurer for the City of Brea. He earned a Masters degree in Finance/Accounting and also has a BS degree in Management.

Steve Bram
Principal

Steve Bram is a Principal/Co-Founder of George Smith Partners, Inc. (“GSP”). He (and his team) have arranged over $3 billion of financing in over 200 transactions during his 28 years at GSP, including all types of construction, bridge and permanent financing on commercial and residential properties along with highly complex structured financing including mezzanine, preferred equity, and equity placements.

Mr. Bram started his real estate career 35 years ago by using his real estate license in the family real estate development business. Mr. Bram earned an MBA from The Wharton School of Finance in 1984. He also earned a BS from the Cornell University School of Hotel Administration in 1979, graduating #1 in the class. He’s also studied economics at Claremont McKenna College.

Edward Partridge
Asset Manager

Edward B. Partridge, CPM, has worked as an asset manager for non-profit and for-profit and real estate companies since 1980.  He has overseen the operations, management and disposition of over 19,000 multifamily units.

Mr. Partridge is a Certified Property Manager (CPM), a Housing Credit Certified Professional (HCCP), and holds other affordable housing professional designations.  While serving on the San Antonio Apartments Association (SAAA) Board from 2000 to 2003, he was Chairman of the Government Affairs Committee and the Board Secretary for SAAA.  He is a graduate of the University of Utah with a Bachelor of Science in Communications.  A Texas Real Estate Broker since 1985.  Is a member of IREM, the National Apartment Association, the Texas Association of Realtor.  Proud father of 4 children and 11 grand children.

Roxana Vaziri
Vice President of Acquisitions

Roxana obtained her Master’s degree in Finance from the University of Southern California’s Marshall School of Business, graduating Magna Cum Laude. She also has a BS degree in Business Administration. Roxana is a member of multiple honor societies and graduated at the top ten percent of her class.

Roxana’s main responsibilities include sourcing, underwriting and execution of asset acquisitions. She is also responsible for preparing accurate financial models, projections, and analyses of prospective property acquisitions including property operational underwriting and return on investment modeling.

Sanaa Semon
Acquisitions Analyst

Sanaa brings 20 years cross-functional experience in marketing communications, business development, and project management to Creative Realty Partners. An accomplished MBA, she began her career in residential real estate, culminating in executive roles within the financial services industry.

In her role with Creative Realty Partners, Sanaa is responsible for coordinating and underwriting prospective asset acquisitions. She also assists with the transaction process to complete the acquisition and disposition of properties.

Yael Gonen-Dawson
Acquisitions Analyst

Yael Dawson, holding a Bachelor of Fine Arts from the University of London, UK, and AMDA NY, completed real estate license courses in NY and CA, along with various finance and real estate courses.

With a proven track record in sales, lead generation, and real estate, Yael has excelled as a Salesperson and Lead Generation Specialist at Anchor Associates and Elegran Real Estate in NY, specializing in Manhattan’s luxury market. Currently serving as an Acquisitions Analyst at Creative Realty Partners, Yael is known for exceptional service, client relationship building, and creating a referral network.

Her support includes delivering precise market analysis and research, while emphasizing value in the dynamic real estate landscape.
