George Ullrich
Principal/Asset Manager

George Ullrich is an experienced real estate manager with over a decade managing commercial real estate.  With a passion for multifamily investments, George has managed over one thousand apartment units and served as Planning Commissioner for the City of Brea for 8 years.  He has a MBA in Finance/Accounting from Claremont Graduate School, a BS degree in Management and an AS degree in Automotive Technologies.

Jonathan Benitah
Principal/Director of Investments

Jonathan Benitah obtained his real estate license in 1999 prior to majoring in Computer Information Systems at The Metropolitan State College of Denver.

After creating and selling multiple successful businesses, he originally came to Creative Realty Partners in 2006 as an investment analyst, transaction coordinator, and business consultant and has since overseen in excess of $600mm in multifamily acquisitions.

He manages all aspects of the business and has extensive knowledge of financial modeling, coordinating, lending, marketing, negotiations, and operations.

Steve Bram

Steve Bram is a Principal/Co-Founder of George Smith Partners, Inc. (“GSP”). He (and his team) have arranged over $3 billion of financing in over 200 transactions during his 28 years at GSP, including all types of construction, bridge and permanent financing on commercial and residential properties along with highly complex structured financing including mezzanine, preferred equity, and equity placements.

Mr. Bram started his real estate career 35 years ago by using his real estate license in the family real estate development business. Mr. Bram earned an MBA from The Wharton School of Finance in 1984. He also earned a BS from the Cornell University School of Hotel Administration in 1979, graduating #1 in the class. He’s also studied economics at Claremont McKenna College.

Mihail Koulakis

Mihail (Mike) Koulakis is an experienced real estate investor and operator who began as a general contractor and business owner. He has over 18 years of multifamily investing experience in Southern California, Texas and Florida and has an intimate knowledge of commercial real estate operations and value-add strategies.

Maurice Benitah
Acquisitions Advisor

As a graduate of Milan University, Maurice Benitah is a parliamentary interpreter with over 35 years of experience in real estate. He has been recognized as the #1 Re/Max agent for California/Hawaii as well as the #2 worldwide Re/Max agent on multiple occasions.

Focusing on multifamily investments, Maurice has been a real estate broker and investor for over 25 years in the Arizona, Colorado, California, Florida and Texas markets with the past 8 years focused on the TX and FL markets. Maurice has overseen more than $1B in successful multifamily transactions.

Roxana Vaziri
Acquisitions Analyst

Roxana obtained her Master’s degree in Finance from the University of Southern California’s Marshall School of Business, graduating Magna Cum Laude. She also has a BS degree in Business Administration. Roxana is a member of multiple honor societies and graduated at the top ten percent of her class.

Roxana’s main responsibilities include sourcing, underwriting and execution of asset acquisitions. She is also responsible for preparing accurate financial models, projections, and analyses of prospective property acquisitions including property operational underwriting and return on investment modeling.

Heather Sipan
Acquisitions Analyst

Heather brings five years of experience across investment banking and investment management to Creative Realty Partners, where she is responsible for origination, underwriting, and execution of new property acquisitions.

Heather earned her Master’s of Business Administration from Cass Business School in London, UK, graduating with Merit. Heather also holds a Bachelor of Arts in Economics from the University of California, San Diego. Heather is multi-lingual, fluent in Spanish, French, Arabic, Russian and Portuguese.
